Siao Onz! New Condo Launches: HWZ Insider Scoop

Wah, Singapore’s property market still so hot ah? Everywhere also talking about new condo and EC launches. So many choices, where to start? This week, we dive into the HardwareZone forum to see what fellow Singaporeans are really saying about these new developments. From Lentor to Tampines, we’ve got the lowdown. This post covers forum discussions from mid to late January 2025.

What HWZ Insiders Are Saying

First, let’s see what’s cooking in the HWZ forum:

  • Tampines Still King? Many Tampines residents feel no need to upgrade to other estates like Simei or Bedok. As kiatme puts it, “To them, such places are not an upgrade vs staying in Tampines.” They like their familiar surroundings and amenities.
  • Pasir Ris 8 vs Parktown: Some forum users are comparing Parktown Residences to Pasir Ris 8, with many feeling PR8 is the better buy, especially if sub-sale prices drop below $2k psf. xentra points out, “PR8 has many points which are better than Parktown Residences… Being an integrated project, the retail component add on future appreciation.”
  • Lentor Layouts Improving: There seems to be positive feedback on the newer Lentor launches, with some feeling that the layouts and site plans are much better than previous ones. One_SG says, “The layouts and site plan seems to be much better than the previous Lentor launches.”
  • EC Affordability Concerns: With prices constantly rising, some Singaporeans are expressing concerns about affordability, especially for Executive Condominiums. Velton jokingly asked, “Who want partner BBFA to buy this? I cannot buy alone.”
  • Profit Taking at Penrose: Some early buyers at Penrose are seeing good profits, with DevilPlate noting, “Penrose 3+store making 700-800k gross profit. Congrats”. This has led to discussions about the potential for future price increases.

What Singaporeans Can Do

Okay, so what can we do with this info? Here’s some practical advice:

  • Do Your Homework: Don’t just follow the hype. Compare different developments, look at the layouts, and consider the surrounding amenities. Like the kiasu Singaporean we are, check everything.
  • Consider Resale Options: Sub-sales can sometimes offer better value, especially if you’re willing to wait and see. Keep an eye out for opportunities like Pasir Ris 8.
  • Think Long Term: Property is a long-term investment. Consider future developments and connectivity when making your choice. Also, don’t be an Ah Hai!
  • Don’t Be Afraid to Wait: If you’re not in a rush, you can wait for more launches and see how the market moves. Sometimes, patience is key.

Latest Trends & Updates

Here’s what’s been happening recently:

  • Lentor Central Residences Site Plan Released: The site plan and floor plans for Lentor Central Residences were recently released, sparking interest among potential buyers.
  • Interest Rate Concerns: Some forum users are also discussing the impact of high interest rates on their mortgages, with normoh sharing, “Mine is 3.2% for 3 years cos i refinance when rates was the highest….”

Real Storeis from Fellow Singaporeans

Let’s hear directly from the forum:

I feel that Tampines is neither less crowded than Sengkang / Punggol, nor significantly more central haha.

#### don’t fret. ah Hai all around to sweep up the remaining units… Many do not think carefully and are easily misled by agents. These kind of agents (not all), I will swat them off and give them a piece of my mind for bad recommendation. They either end up apologising or never call me again after knowing I am no Ah Hai Actually agents also know there are many Ah Hais around… ####
